Q: What is the base length & width of the 10x10 & 12x12? I would like to pour a concrete pad for it to set on.

The "12 by 12" unit will set on a base approximately 12' by 12'. You can find the plans and specifications on the Yartdstry website. Also their customer care is very good so you can call them.

Didn't secure it down. Allowed the weight to do that.

Q: How much overhang is there from post to edge of metal roof? I see in the dimensions that it "might" be 1 foot but would like real life measurements.

No it’s not a foot. More like 4 inches.

Q: Can i get a 10x12 with a black metal roof instead of brown roof?
