Test often to be sure it’s still working
Good product when it works. I’ve had this product for about 2 years now and agree with the other reviewer who said don’t put too much trust in it and test often. The app has taken a step backwards for both my Android phone and IOS devices. Too much to cover here in terms of the app. I’ve randomly tested the system several times over the years only to find that it has “frozen up” and will not shut the valve. I end up having to unplug from the wall, take out the back up battery and then place it all back together to get it to work again. My other WiFi devices (garage door, thermostat) do not have any issues. The company has been good in helping troubleshoot but have no answer for the above issue so far. The product simply has too many bugs and very limited product support/feedback from other users except what you see in reviews.

Back to Square One.
I received this item on Friday, April 20, 2018, and began the installation on Saturday, April 21, 2018.Whoa! - Where do I begin?There are numerous issues with this product.I almost immediately began with returning the product to Amazon. I now have until May 21st to return this product.The technical support from the guardian call-in phone number has been at best, unhelpful; to at worst, downright incompetent. A support person who goes by the name of James, told me repeatedly that the Guardian by Elexa must have a hub in order to operate- Which turned out to be completely untrue.When I installed the app on my Samsung Galaxy S7: I could not log in to my account. Again, I called technical support and was then assisted by a woman named Deborah. She was unable to resolve the issue and wrote up a support ticket for technical support to later get in touch with me (who knows how long that will take!).In the meantime, through trial and error, I was able to install the App; log into the app, and configured the device.Now to the next issue.On my phone, a Samsung Galaxy S7 Android version 7.0, The Guardian app freezes and will not allow me to add a new device. Therefore, I am not able to add any water detectors!To work around that, I used my emergency backup phone, an LG G3 Android version 6.0, to install the Guardian app-------Everything works!----I can add all the water detectors.Now when I go back to my Samsung Galaxy S7, uninstall and reinstall the Guardian app, and log into my guardian account; lo and behold! None of my water detectors show up; nor, can any be added. Again, the app freezes up.So, in order for this to work for me, I must carry two separate phones with me when I leave the house if I want to be sure that I'm protected and in control. I am not sure how many prospective buyers of this product would have that ability.This is an expensive product, and as such, I would expect it to operate correctly out of the box. I can understand there being one or two minor glitches that could reasonably be solved by a competent technical support department, however, at present that does not seem to exist with Guardian.Furthermore, for a product of this nature, and especially considering the newness of this product, I would expect a lifetime warranty, rather than the one-year warranty that is presently offered.I will update this review as I proceed to the closing of the return window.For now, I can only give this product a one-star rating.UPDATE Sunday, April 22, 2018: So; the device is now offline on both phones and cannot be connected. Again: Customer Support is of no help. At some time in the unspecified future, I am supposed to get an email with a possible solution. In the meantime, I have a pretty blue brick that is attached to my waterline and does nothing.I do not think I am going to wait until May 21 to return this item. At this point, I have lost all confidence in Guardian by Elexa.Update: Tuesday, April 24, 2018I was contacted by Matthew from Technical Support. He was very courteous and patient with me. He took time to help me troubleshoot and set up my system. I must say that I am very impressed with both Matthew and the product he represents. The 'Guardian' is exactly what I was looking for. I live in an older home and as such, I always worry about such things as burst pipes (a neighbor in the same development recently had to put out $40K for such an incident). I can now rest assured that my home is secure from internal water damage.Update: Sunday, April 29, 2018Basically, I am back to square one. Both of my phones are showing the valve as being "offline". The workaround is to remove the device and then reinstall everything. This becomes a bit cumbersome, especially when you have to reinstall every other day.I am giving the product two stars because it is a great concept. Furthermore, I will add it to my watchlist as hopefully the 'bugs' will be worked out of it over time. I would buy from this company again as their customer service was very good. Unfortunately, their product seems to need further testing. So for now, this item shall be returned.

Great product so far. Beware of the App!
I invested in this product after I had a metal braided dishwasher hose fail catastrophically. Fortunately I was at home when this occurred, and damage was minimal. My wife and I both work/travel frequently, and I had visions of how much worse this water damage could have been if I wasn't there to catch it quickly. After scouring the internet for whole house water leak products, Guardian seemed like the best solution for me.To the Guardian product-It is very well engineered. The valve actuator is very easy to install, and is solidly built. If you have a ball valve that operates smoothly by hand, you should have no problem with the actuator being able to close off completely. The leak sensors are also well constructed, and very sensitive. You have to activate them as part of the configuration routine, and it literally only takes a couple of drops of water to set them off.I would give this product a solid 5 stars if it weren't for the phone app. As several have stated in the reviews, it is buggy. My first attempt to configure the device resulted in a locked up app that others have mentioned. I called the 800 support number the next day to report my issue, and was promised a return call within 24 hrs. I did in fact get a call back from tech support the next day. We discussed my problem, and I was told that I'd need to reset the valve actuator and start over with the configuration procedure. One hint for new users-the button on top of the actuator is used for resetting the device. Push and hold for 35 seconds and it will perform the reset. You should hear 3 beeps while holding the button. The second try at configuring worked like a champ. The manufacturer should invest in making the app more robust/stable so that new configurations don't lock up. I would also recommend providing better documentation. The instructions were poor, and I think some work on clear troubleshooting procedures in the documentation would go a long way towards making the startup experience more pleasurable.
