I had the pleasure of meeting Adrian at a meet up in Colorado. He spoke to us about he invests in mobile homes, I decided to pick up his book for the knowledge, I personally have little interest in mobile homes (mostly due to my market) but this read is all you need to start. It’s very detailed and explains real world examples of how deals are found. I have read one mobile home book before this but it seems largely unspoken about. This book is everything you need if this is your niche

An honest account of the author’s personal experiences buying mobile homes. Because it’s an insider’s view he knows what it takes so this book is more than the mechanics of the transaction, but the “mindset.” It starts with baby steps and builds from there. You learn from your mistakes as you go. But you keep learning, from others and from formal classes. Public speaking, exercise and having a coach may play a part in your success. Fear and lack of confidence hinders success.As another reviewer stated, the book is refreshing. The author doesn’t gloss over the tough work like checking the undercarriage for matching VIN numbers. He checks wiring, plumbing, floors, and roofs. We walk through the home with him and observe his decision making. He puts you there. Thus, you put yourself there. Each chapter ends with key takeaways and these are good. For example, review the lease before closing.He covers financing, 1031 exchanges (for mobile homes?), private money, and hard money. These subjects are covered minimally but the important points are made. Private money over hard money. Once established there is the marketing aspect from knocking on doors to yard signs. Personal marketing and branding also comes into play.A well written book that teaches the how to as advertised. It is short and can be expanded because some of us love this subject. Mr. Smude doesn’t just point the way, which he does enthusiastically, he also shows how it’s done and that makes this little book unique.

If you’re looking to get into mobile home investing, this is a great place to start!

Pros:I like how well the book is written. It takes you from being to the end of the process and how to keep your money rolling. There are plenty of examples of what needs to be done at each step and "gotch ya's" to watch out for. You can definitely tell that the Author walked the talked; Which is refreshing! I've read many books where someone spouting out something they heard or did over 20 plus years ago. NOT THIS GUY! The material feels current and up to date.Cons:The key takeaways are over-simplified. As detailed as he got in each of the chapters, it would have been cool to see an "action" checklist in association with the key takeaways.Overall:Overall, a great real estate investing read! Even if you're not looking to buy Mobile Homes, it has very sound real estate investing principles and practices, no matter what "niche" in real estate you are pursuing.I've got this book highlighted like a neon sign. I know I'll be going back to this book time and time again.

There's a reason that real estate is so enticing to those who want to set themselves free. We've all seen some big players sell packages to naive newbies For thousands and thousands of dollars. Here is a wonderful book that teaches precisely how to actually get in there and start taking action. I love that it is specific about one class of real estate so it's easy to understand and instead of throwing several different types at a person just to show what you know but not really giving any information on the how to part. The best part of it is this teaches you that you don't have to be location specific and you can really have a very fun full life by using this clever little asset class. Well written Adrian.There is only room to do 5 stars , but my true sentiments are: 10 🌟 ⭐ 💫 🌠 🌃 ✨ 🌟 ⭐ 💫 🌠

If you’re looking for a new way of investing in rental properties, this is the book to get! I saw Adrian speak a couple months ago in Clearwater, and I had no clue how much profit is in mobile homes when it comes to investing in them! Until I heard what he knows and experience with investing in mobile homes. He talks about situations that he learned as he went when it comes to investing in mobile homes and he even has a section at the end of each chapter explaining some helpful tips. If you feel that you’re wanting to invest in real estate and don’t think you’re in a position to do it, you can start out with mobile homes and learn from this book by Adrian! Get this book.
