Q: How does the magnet release the door

It's an electromagnet. That means it's only magnetic while current is applied. You cut the power to release the metal block.

Q: What kind of adaptor would i need in order to run power from a wall outlet to this magnet

A 12 volt power supply capable of maintaining 1 amp DC. You can use a heavy duty "wall wart" 12volt d.c. like you'd use for low voltage lighting , lap top computers etc. They use similar adapters for alarm systems etc. Most electronic stores can help. Ask for a 12 Volt DC Power with a capacity of 750 - 1000 ma . I use an old style car battery charger. ( not the new electronic type )

Q: Is it water proof or resistant? Do you have one that is?

Mine is installed outdoors, and I've not had any problems. I did put a dab of silicone where the wires enter the unit, just to be on the safe side.
