that land is so beautiful, it has so much potential
I read the book in one day it captured my interest. I bought the book mainly because before my husband and I go search for land for retirement in 3 years I wanted to make sure we knew what we were doing. I have heard many horror stories but had NO CLUE what I was going to be doing. My thoughts before this book was: Oh, that land is so beautiful, it has so much potential...I'll take it! Uh, not no more. Now I am freaked out but if I do every step mentioned in the book hopefully we will accomplish our dream! My only question is how many lemons before you get to the dream? If you are buying land in the mountains of North Carolina I would recommend this book as a MUST READ! Thank you Mr. Posey for you creation. We too are in Florida/Jacksonville, and I have only been here for 5 years/from the desert in Arizona

Everything You Need to Know About Buying Mountain Property.... FROM A DEVELOPER
This book provides a good amount of information on purchasing mountain property but a large percentage of the book is framed from the point of view of buying a home site from a developer of a private community. If you are looking to learn about how to get the best deals from developers, this is a great book. If you want to learn about the challenges of building a home in the mountains, this is a good book. If you want an analysis of what kind of land to buy in the mountains or foothills that aren't part of a development and how to judge the quality of the land, this isn't the right book.

***NOT FOR HOMESTEADERS***
This book is written more for people who want to invest time and money in a retirement home, or upper class folks looking to build something in the mountains or beginning developers,. The information contained was decent, but much of it I found in my own exploration of possibilities for homesteading. Some of it was just common sense. It wasn't useful for me, and that should be made more clear in the description of the book, I felt.

Excellent Resource For Today's Mountain Real Estate Buyers
First, as a real estate developer, Michael Posey exemplifies what those in the business should be: honest, transparent, forthright, a steward of the land, with the goal of creating a quality end product for both the development being created and for the client who is purchasing and building a home in the community. Michael Posey in my opinion, has been this type of developer in the Western North Carolina region as developer of Sunset Falls near Waynesville, NC.My firm, Southeast Discovery, works with many developers throughout the Southeast and we have found over the years, Michael's approach as a developer to be 'user friendly' for our clients and exceptionally ethical as a fellow colleague and developer in our industry.Michael Posey's intentions for writing this book, to me, are admirable. Given the 'rash' of development that took place in the Western Carolina mountains during the past decade due to a strong real estate market in general, coupled with the fact the Western Carolina region has become a desirable spot for many all over the U.S. to relocate to at retirement or enjoy a second home, Michael saw a need to better educate the buying client and put clarity on what goes into developing mountain communities and what buyers today, should look for when making this investment in their new home.This book, "Everything You Need To Know About Buying Mountain Property" is an excellent tool for any buyer, who is buying mountain property and we'd go so far to say, an excellent book for any buyer who is considering buying a lot, whether it is in the mountains or not. This book begins with educating the reader on how to identify good land to build on in the mountains - what to look for and what to avoid. Michael Posey discusses with the reader how to recognize quality development work in a master-planned development and as a developer, if truly a steward of the land taking an ethical approach, the steps to building a quality development for the long term. Michael also points out with the reader what to look for that are signs of poor land planning and attributes of land to avoid.There is a section on due diligence in the book which is helpful to any land buyer and/or lot buyer of a community as it discusses how to look at a plat map and survey, how to read a topographical map, what are drain fields, restrictions, covenants, what goes into soil testing, information on wastewater collection, drilled well systems for domestic water, how to have internet access and more. One of the book's last chapters discusses the benefits of conversation easement, in an easy-to-understand overview that can be applicable and advantageous for some of today's buyers that they may otherwise not be aware of considering.In my 9 years of consulting clients on how to relocate to the Southeast and correctly purchase property, after identifying the right area for them, I am not aware of a resource that provides this much easy-to-read, yet detailed information on what every buyer should know before buying dirt.I applaud Michael Posey, who is a developer first, an author second, as he has taken the time to care about the land he loves in the Western Carolinas as well as caring about today's buyer who wants to come and enjoy this region. Michael wants to see the highest quality development work performed on the part of developers to further enhance both the beauty and property values of this region for years to come. Secondly, Michael Posey illustrates enough care and concern for today's buyer by providing them with a tool so they can be better educated when going through this process of finding the right property for them.Thanks to Michael Posey, those that read his book can now better know what to look for, what to avoid, what questions to ask, so they can be more astute buyers in the process of buying their property.
